Coggeshall Vineyard

New visitor centre and dwelling for development of vineyard.


Although the Council had long accepted the use of the site for a vineyard with a visitor centre and associated tied accommodation, the extant consents were not considered viable and a new consent was needed.The site was in a prominent location at the entrance to the village and outside of the Development Limits, abutting a defined Flood Risk Zone to the south and the Coggeshall Conservation Area to the north east.

Beacon was appointed to assist in securing permission for a new visitor centre, together with a new dwelling for the vineyard owners who needed to be permanently on site to manage the wine making process and provide security.

Although only 1.5 acres were laid to vine, it was planned to plant a further 3.5 acres in 2010. We led negotiations with the Council and prepared the planning statement to justify proposals.


Planning permission granted December 2010 and visitor centre opened in summer 2013.
