Application approval in Uttlesford District for countryside dwelling!

Full planning permission for house secured by Beacon Planning in Stansted Mountfitchet.

Beacon Planning were appointed initially to seek pre-application advice from Uttlesford District Council, for the proposed development of a dwelling within a garden. The site was located just outside of the development framework of Stansted Mountfitchet and therefore within the countryside. The site was also heavily treed and covered by a Tree Protection Order.

Uttlesford District Council determined in their advice that despite having a 5 year housing land supply at the time, it had been demonstrated that the site was in a sustainable location, and that therefore the principle of development was acceptable.

Beacon Planning subsequently managed the preparation of a full planning application, working closely with architects BRD Tech Ltd. to develop a high quality scheme. Trees and amenity were two issues raised by the Council at pre-application stage, and as such Beacon Planning worked carefully with the architects and tree specialists to devise a scheme that ensured that the amenity impact on both the existing and new property would be acceptable, and that valuable trees would be protected and retained.

The application was subsequently approved at Planning Committee in December 2017.
