Kentford Lodge Phase II

Planning permission granted for Phase II of housing development at Kentford Lodge, near Newmarket.

Full planning permission for the second phase of housing development at Kentford Lodge in Kentford has been granted (pending the successful completion of the S106 agreement) by West Suffolk Council on 1 February 2017.

The first phase of the development was for 56 new houses in the grounds of Kentford Lodge, a nineteenth century house of local interest. The site was sold to Matthew Homes and the development of three, four and five bedroom homes is being built out. Phase II of the development was for a further 22 dwellings in the grounds of the Lodge and involved the demolition of some former outbuildings to the north of the house.

A key consideration in the design phase was the impact of the development on the Grade II* listed church to the southwest of the Lodge. Beacon Planning engaged with the Council’s Conservation Officer and Historic England during Phase I which had the greatest potential impact on the church. Phase II involved the demolition of the former coach house and stables to the house. All of the heritage issues were assessed in the Heritage Statements which Beacon Planning produced for both phases of development.
